Direct costs are what physically becomes the building: the material, the labor that installs it, and the equipment that lifts, moves or places it. General Conditions and General Requirements (Division 01)

Division 01 is priced against the schedule, not applied as a percentage. Inclusions, Exclusions and Clarifications

The accuracy of any estimate is set by how much design exists behind it, not by how hard the estimator tries. The industry grades that on a five-point ladder — AACE International's Class 5 through Class 1 — and we work to the same ladder, stating on every job which class you are holding. How fast will I get my cost estimate back?

Standard turnaround is 24-72 hours from the point we hold the full plan set and specifications. Rush and same-day work is available for a rush fee when a bid date moves - tell us the deadline when you send the files, not after. If the set is incomplete or addenda are still landing, we say so at intake rather than after the clock has started.

How accurate is a JU cost estimate?

Typical variance on a construction-document estimate is ±5-10% against the awarded number. Accuracy is a function of design maturity: a conceptual estimate built off a schematic set carries a far wider range than a bid-level estimate built off a complete set with specifications. We state the estimate class and every assumption on the basis document, so you always know which one you are holding.

What happens if an addendum drops in the middle of my bid?

Send it over and we re-price the affected lines. The reissued workbook highlights every change, and the addenda log records the date, the sheets touched and the cost impact carried, so you can defend the movement to an owner. Revisions are included; a major scope change or an added trade is quoted separately.

At what design stage should I order a cost estimate?

As soon as you have a floor plan and a program. A conceptual estimate off a schematic set tells you whether the project pencils before you spend money on design development, while a bid-level estimate needs a complete construction-document set with specifications. Most developers order twice - once to test feasibility, once to bid - and reconcile the two. A preliminary estimate covers the first pass.

Do you estimate insurance restoration and Xactimate claims?

Yes. Insurance restoration is estimated in Xactimate so the file arrives in the format adjusters expect, with line items, depreciation and overhead and profit following claim conventions rather than hard-bid conventions.
