Industrial Construction Estimating

Industrial Estimating Services for Complex, High-Capacity Builds Price the Equipment and the Process, Not Just the Shell.

Our industrial construction estimating services turn plant, warehouse and process-facility drawings into line-item budgets where the steel, the equipment setting and the process systems are each priced on their own lines — so an owner or a lender can see exactly what the production capacity costs, independently of the box that houses it, before any capital is committed.

Partner With an Industrial Cost Estimator Before You Commit Capital

On an industrial project the mistakes are seven figures, not four. A missed equipment foundation, an under-counted run of process piping or a rigging scope buried inside an allowance can swallow the margin on the entire job. Relying on a dedicated industrial construction cost estimator protects that margin, eliminates dangerous underbidding and delivers mathematically sound, line-item budgets split into shell and process packages before you sign. JU Estimating LLC gives that work a dedicated desk — so your bid volume stops being capped by your own calendar.

Precision Industrial Estimating Built for Plants, Warehouses & Process Facilities

Heavy industrial construction rarely prices out like a building. We evaluate your structural, civil and process drawings alongside the equipment schedule to develop a fully itemized cost model. Instead of a square-foot rate dropped onto a complex facility, every discipline carries exact quantities, current regional labor standards and transparent markups — so when an owner or a lender asks how the number was built, the answer is already on the sheet.

Direct Cost Build-Up for Heavy Industrial Scope

Direct construction expenses — materials, field labor and specialized equipment — are the backbone of an industrial budget, and on this project type the process scope usually outweighs the shell. We isolate and analyze each pillar per discipline for absolute clarity on true project costs. The measured quantities underneath them come from the same discipline as our quantity takeoff services.

Structural Steel, Heavy Foundations & Concrete

We take off structural steel by tonnage, connection type and erection sequence, then price the deep and heavy foundations that industrial loads demand. Equipment pads, pile caps and thickened slabs are isolated on their own lines, because a mat foundation under a press is not the same pour as a warehouse floor.

Structural scope we itemize
  • Structural steel tonnage & connections
  • Anchor bolts, base plates & embeds
  • Pile caps and mat foundations
  • Equipment pads and housekeeping pads
  • Heavy slab-on-grade and joints

Process Equipment Setting & Rigging Labor

Setting, rigging and aligning production equipment is where in-house industrial estimates leak most. We calculate millwright and rigging crew hours against the equipment schedule - not a percentage allowance - so owner-furnished machinery that still has to be set and connected never disappears inside a trade number.

Equipment scope we carry
  • Rigging and millwright crew hours
  • Owner-furnished equipment setting
  • Conveyor and material-handling systems
  • Alignment and connection labor
  • Startup and commissioning support

Process Piping, Power Distribution & Controls

Industrial MEP is priced by system, never by allowance. Process piping is counted by size and material, medium-voltage gear and distribution are sized to the load, and instrumentation and controls carry their own I/O counts - each with an install-difficulty labor factor for height and congestion.

Systems we price by count
  • Process piping by size and spec
  • Medium-voltage gear and distribution
  • Cable tray, conduit and feeders
  • Instrumentation and controls I/O
  • Compressed air and process utilities

End-to-End Industrial Construction Estimating Services

Coordinated takeoff and estimating across every industrial facility type, from the foundation package to the process line.

Manufacturing & Fabrication Plants

Full facility estimating for production and fabrication plants, where heavy foundations, structural steel and process equipment setting drive the number. We package the shell separately from the process scope so each buyout is clean.

Need dollars on every quantity? cost estimating services carry the priced deliverable.

Distribution Centers & Logistics Warehouses

High-throughput distribution and fulfillment builds turn on the site and the slab: acres of paving, super-flat floors, dock equipment and racking coordination. We isolate sitework so the earthwork balance never hides inside the building number.

See sitework estimating services for the earthwork and paving scope.

Processing, Power & Utility Facilities

In-depth forecasting for processing plants, water and power facilities and utility infrastructure, where process piping, instrumentation and specialized electrical distribution carry most of the value and most of the risk.

Trade-level MEP sits on our MEP estimating services page.

Heavy Structural & Metals Packages

Standalone structural steel, miscellaneous metals and heavy-civil bid packs released ahead of the shell for long-lead procurement. Tonnage, connections and erection are priced so the steel sub-bid levels cleanly against the drawings.

Strategic Industrial Estimating Services for Bidding & Optimization

Pillar A

Industrial Estimating Services for Value Engineering

Through our strategic industrial construction estimating services, we analyze structural and process drawings to identify cost-saving assembly swaps and alternative systems that preserve capacity without compromising code compliance or safety. Each option is priced beside the base design instead of described — a tilt-up versus precast enclosure, an alternate joist and deck system, a resequenced equipment set — so you hand an owner a decision rather than a suggestion.

Original facility budget$8,420,000
Tilt-up enclosure (vs. precast)-$260,000
Joist & deck system swap-$145,000
Optimized project budget$8,015,000

Illustrative example of a value engineering pass. Figures are not client work.

  • Long-lead equipment and switchgear flagged at bid
  • Structural steel released as its own bid pack
  • Process systems isolated for phased buyout
  • Sequenced to the plant commissioning calendar
Pillar B

Phased Bid Packages for Long-Lead Coordination

Industrial schedules live and die on procurement lead time. We assemble the estimate as coordinated bid packages — foundations, steel, envelope, equipment and process systems — each ready to release for buyout on its own timeline and tied to the commissioning calendar, so the long-lead items are ordered before they become the critical path instead of after.

A Clear, Coordinated Path to Verified Facility Budgets

Three simple steps to convert facility drawings into bankable, packaged cost estimates.

Step 1

Facility Plan & Spec Intake

Send your architectural, structural, civil and process drawings with the equipment schedule and specifications in PDF, DWG, DXF or most CAD formats. Tell us the bid date and which packages you want carried, and a free quote comes back within 5 to 10 minutes.

Step 2

Multi-Discipline Cost Analysis

A senior industrial estimator quantifies structure, foundations, equipment setting and process systems against localized labor indices and current vendor pricing. A second estimator cross-checks tonnage, equipment hours and unit rates before anything leaves the office.

Step 3

Packaged Bid Delivery

Receive an unlocked, formula-backed Excel workbook and a CSI-structured PDF summary, split into shell and process packages with the basis document, addenda log and open RFIs attached - so a long-lead item or a scope change reprices the sheet instead of restarting it.

Who Our Industrial Estimating Services Are Built For

Matching industrial business profiles with the operational advantage they need most.

Industrial General Contractors

Keep bidding heavy industrial work through volume swings without carrying a specialized estimating desk full-time. When a plant expansion and a distribution center land in the same week, you take both instead of choosing one and hoping the competition is equally short-handed.

Design-Build & EPC Firms

Validate a facility budget at each design milestone, from a schematic order-of-magnitude number to a construction-document estimate. The reconciliation between them shows exactly where the process scope moved the budget and why, before the guaranteed price is set.

Facility Owners & Developers

Underwrite a capital project before committing the capital. A line-item industrial estimate separates the base building from the process investment, so an owner can see what the manufacturing line costs independently of the box that houses it.

Specialty & Process Subcontractors

Generate division-specific bids for steel, process piping, electrical distribution or equipment setting, ready to price at your own rates. Your quantities and crew hours arrive inside the GC's evaluation window, so the only thing left is the part only you can do.

How much do your industrial estimating services cost?

Industrial estimates start at $349, because the scope carries structural steel, deep foundations, process equipment and specialized MEP that a light-commercial job does not. Price scales with the size of the facility, how many packages you want carried and how fast you need it - a warehouse shell and a full processing plant are not the same job. Send the drawings and a fixed quote comes back in 5 to 10 minutes, before you commit to anything.

How fast will I get my industrial estimate back?

Standard turnaround is 24-72 hours from the point we hold the full plan set, the equipment schedule and specifications. Larger multi-discipline facilities and phased packages can take longer, and we tell you the realistic timeline at intake rather than after the clock has started. Rush work is available for a rush fee when a bid date moves.

Do you estimate manufacturing plants, distribution centers and process facilities?

Yes. Manufacturing and fabrication plants, distribution and fulfillment warehouses, processing and power facilities and heavy-civil packages are all in scope. Each is organized to how that facility actually bids - the base building priced separately from the process scope, so an owner can see what the production line costs independently of the shell around it.

How do you handle owner-furnished process equipment?

Owner-furnished equipment still has to be received, set, rigged, aligned and connected, and those crew hours are real cost even when the machine itself is not in your budget. We carry the setting and connection labor on its own lines against the equipment schedule, so that scope never quietly disappears the way it does under a square-foot allowance.

Do you price process piping, power distribution and controls?

Yes. Industrial MEP is priced by system, not by allowance: process piping is counted by size and material spec, medium-voltage gear and distribution are sized to the connected load, and instrumentation and controls carry their own I/O counts. Deep trade-level detail is on our MEP estimating services page, and we cross-reference it inside the estimate.

Do you price to my local labor and material rates?

Yes - labor and material rates are set by the project's zip code, not a national average. Industrial jobs frequently run prevailing-wage or project-labor agreements, which carry different burdens and productivity assumptions, and we apply the one that matches the site. If you have negotiated steel or equipment pricing of your own, send it and we estimate against yours.

Can you split the estimate into shell and process packages?

Yes. Long-lead structural steel, switchgear and process equipment are flagged at bid and released as their own packages so procurement can start early. Splitting shell from process also lets an owner make a capital decision on the production scope without re-opening the whole budget.

Are my drawings and specifications kept confidential?

Yes. Drawings, equipment schedules, specifications and your pricing are treated as confidential, and we sign an NDA on request before you send a single file. Plan sets are never shared between clients, and we do not build industrial work ourselves - we are not a competitor on any facility we price for you.
